Are these apartment homes?

These homes are privately owned- not apartments. Some homeowners choose to rent their properties through their chosen rental agency. Please contact your local realtor for help identifying available rental and sale properties in our community.

What are the HOA Membership Dues?

HOA dues fund the maintenance and operation of our common areas. Some of those costs include: property taxes, utilities, lawn service, snow services, and common area improvements.


HOA Dues are $100 per month. Dues are not paid through the mortgage company. Homeowners must contact the VFPHOA to establish a payment account.  Contact the VFPHOA to set up your Homeowner Account today.

What services are paid for by VFPHOA dues?

Services include:

  • Routine Weekly Mowing

  • Snow Removal & Salt Spread

  • Property taxes (common areas)

  • Repairs, Maintenance, and Improvements for common areas

What are the bylaws of your community?

HOA bylaws are governing guidelines which define the rules of our community.

Our VFPHOA Bylaws were revised and ratified by homeowner vote March 2021.  We encourage all of our homeowners and residents to review our VFPHOA Bylaws.  Contact us for more information.

What is the HOA Board?

A group of elected homeowners and approved Property Rental Managers who oversee the day-to-day operations of the HOA and make community decisions on behalf of our VFPHOA homeowners.

When are Homeowner Meetings?

Our Annual Homeowner Meeting is held in December of each year.  In 2020, we began hosting our Annual Homeowner Meetings via Zoom.

Special and Semi-Annual Homeowner Meetings are scheduled periodically and are announced to homeowners via email.

How do I change a burnt out light at my porch or garage.

Exterior home lights are repaired & replaced by their residents.  Renters may contact their rental manager for their procedures.  An electrician may be helpful when replacing the dawn-to-dusk light sensor.

Garage lights should be replaced with 700watt floodlight.  Twist left to loosen bulb and right to tighten bulb in housing.

​

Porch Light should be replaced with 60watt bulb.  Lift cover from the top of porch light.  Twist left to loosen bulb and right to tighten bulb.

Who repairs fences surrounding yards or patios?

Homeowners are responsible for repairing fences surrounding front yards in our Fuller Neighborhood and the privacy fences in our Seitz Court Neighborhood.  Renters should contact their rental managers for information about procedure for scheduling repair.

How do I find my mailbox?

Contact the Junction City Post Office to receive a key and a mailbox number.  They are located at 302 W 7th St, Junction City, KS 66441 and their office number is (800) 275-8777.

​

The mailbox banks are located at the corner entrances of Seitz and Fuller Circle.  If you find a key inside your mailbox with a specific mailbox number on the key ring, use the key to the mailbox number listed on the key ring to retrieve packages which were to large to fit in your routine mailbox.
